Hawthorns Park General FAQs

How long is the park open for each year?

Our Owners’ holiday park is open for 10 months of the year, from the first weekend in March through to early January.

This provides a fantastic opportunity to enjoy highlights nearby such as the Lake District and the Dales throughout the seasons, and to relax in your holiday home during regular breaks throughout the year, including the festive period of Christmas and New Year.

What rating does the park have?

Hawthorns has been awarded the industry-topping Five Star Gold Award  from VisitEngland and Quality in Tourism.

It is part of a small select group of parks to have held the award and superior standard for 10 consecutive years, receiving the VisitEngland Gold Award again in 2026.

Is Hawthorns part of a holiday park group?

No, Hawthorns Caravan Park is a small, independent, family-run park. It has been owned and managed by the Wright family for over 25 years.

Is Hawthorns a family caravan park?

Hawthorns is geared towards adults; we do not have a playground and we do have several ponds. Grandchildren are most welcome though and the village playground is only two minutes away.

Are pets allowed at Hawthorns Caravan Park?

Yes, well behaved pets are allowed, dependant on breed and are limited to two per caravan.

Do you have camping or touring pitches, or holiday caravans for hire?

No, Hawthorns Park is an owners-only park with no camping, touring pitches, or holiday caravans available for hire.

All holiday homes are privately owned, which helps maintain a peaceful and relaxed atmosphere without the comings and goings of general holiday visitors – ensuring tranquility at your home away from home. Many of our owners choose Hawthorns for this reason and enjoy seeing familiar faces around the park, as well as the friendly on-park community it creates.

Is Sub-letting allowed?

Sub-letting of your holiday home is not allowed although you’re welcome to allow family members to use your holiday caravan.

What support do new Owners at Hawthorns receive?

New owners at Hawthorns Park receive a comprehensive handover, along with ongoing support from our on-park team. We’re always on hand to answer questions and provide assistance, whether it’s advice on service providers, utility set-ups, or preparing your holiday home for the winter season.

You’ll also become part of our friendly owners’ community.

Regular owners’ newsletters keep you up to date with everything happening on the park and if you’d like to get involved, you’re welcome to attend our owners’ events at your leisure – or simply enjoy the peace and tranquillity of the park.

Can I live in a holiday home on the park?

No, Hawthorns Caravan Park is a owners-only holiday park and not a residential park.

What holiday homes are available?

We have a selection of new and pre-owned static holiday caravans in immaculate condition for sale.

What are the park fees and are there any other costs?

The 2026 fees are £4,475 on the Park and £5,190 on The Glade & Bowland View. This includes VAT, rates, water (which is not always included on other parks) and grounds maintenance. Additional costs include insurance, electricity and gas.

What if we have a holiday home in mind from a supplier – which we’d like at Hawthorns Caravans Park?

We can supply all models from any manufacturer. To maintain the natural look of the park, we do ask all holiday homes to be green to blend with our surroundings.

Do you offer part-exchange?

Yes, depending on your holiday home, we may be able to offer part exchange. We can also offer part exchange on certain touring caravans and motorhomes. Enquire to find out more. 

Can I have an existing holiday home placed on your park?

Yes, in some cases we may be able to accommodate an existing holiday home at Hawthorns Park. Eligibility is subject to certain criteria, including your holiday home’s age, condition and exterior colour (green only).

Please contact our team to discuss your holiday home and to find out whether it will be suitable for placement on the park.

Can I choose my own holiday home?

Yes. You can choose from the holiday homes currently available at Hawthorns Park or, if you’re looking for a specific make or model, we can source a holiday home from any manufacturer. We work with established local dealers to facilitate this for you.

Holiday homes must meet a few park criteria, as outlined above.

Can I upgrade my holiday home in the future?

Yes, you can upgrade your holiday home at any time.

You can view available homes on park, or we can discuss bringing in a specific model if what you’re looking for isn’t available. We can also explore part-exchange options depending on your holiday homes age, condition, and specification.

Can I decorate my decking or outdoor space?

Yes – we love seeing the wonderful floral displays our Owners create.

To help maintain the park’s natural appearance we simply ask that figurines; such as garden gnomes, or fairy lights in outdoor spaces.

Is it possible to purchase a wheel-chair friendly holiday home?

Yes, although we don’t currently have any available currently, we can order wheelchair-friendly holiday caravan models.

Can I have an informal chat with you before arranging a visit?

Can I visit the Hawthorns Caravan Park near the Lake District over the closed season?

Of course, you are very welcome to visit the park for a viewing during office hours in the closed period.

Do I need to make an appointment to view the park or to view holiday homes for sale?

Feel free to pop by anytime as we are open 9am-5pm every day. It’s advisable to call in advance so we can ensure someone will be available but it is not essential.  Find out more on our arrange a visit page.

Can I park next to my holiday home? Is there also parking for visitors?

Yes, there is space for one vehicle by each caravan, and a large car park by reception available for visitors.

Do caravans have patios or decking areas to sit outside?

Yes, all our holiday homes have either a limestone patio or green composite decking. Check out our holiday homes for sale for more information on what each caravan has.

Do you have any facilities at Hawthorns Caravan Park in Lancashire?

Yes, we have a range of facilities including a 9-hole putting green, butterfly garden, wildflower meadow a Lake District viewpoint, and a library with around 1,000 books for Owners to enjoy. Free high-speed WiFi is also available across the park.

Is there reliable WiFi across the park?

Yes, the park had full fibre broadband (up to 1000mbps) installed in 2022. Owners can also upgrade to a dedicated DTL (Direct-to-Lodge) kit.

Can I stream TV and films from my holiday home?

Yes, with a DTL kit.

Do I need a TV licence?

Generally no. Only if there is someone in your main residence watching TV whilst the TV is on in your holiday home.

I’m semi-retired, can I work remotely from Hawthorns?

Yes, but park rules do not allow running of a business from your holiday home or on-park.

Is mobile-phone signal reliable across the park?

Mobile signal can be limited in some areas unless using WiFi calling, but improves in higher parts of the park.

Are electric vehicle charging points available?

Yes, there is a 22kW charger in the car park.

An additional charger can be installed for your plot on The Glade & Bowland View if required – please enquire to discuss this option.

What outdoor spaces are there for owners?

There are a variety of outdoor spaces for our holiday home owners to enjoy. The park includes a putting green, butterfly garden, cave area, landscaped gardens, wildflower meadow and ponds and viewpoints.

Are there quiet areas to relax on the park?

Yes, there are a variety of peaceful seating areas in different settings around the park.

You can relax in the Butterfly Garden, beside the putting green, within the Glade Garden overlooking the pond, on Bowland View, at the lookout point, or around the wildlife pond. Indoors, our library also offers a comfortable sofa seating area.

Are there woodland walks or nature trails nearby?

There are also many scenic walks direct from the park – perfect for dog owners.

What wildlife can be seen at Hawthorns?

Hawthorns is a haven for wildlife! Wildlife seen at on park include; Deer, Badger, Sparrow Hawk, Red Kite, Buzzard, Peregrine Falcon, Woodpecker, Ducks, Cockatiels and Parakeets in the aviary, Pheasants, Guinea Fowl, Rabbits, Owls, Stoat and Hedgehogs.

Is there a nature reserve on site?

Yes. Hawthorns is home to a range of nature-focused spaces, including a Butterfly Garden, a wildflower meadow at the top of Bowland View, wildlife ponds and an aviary housing rescued birds. We also care for re-homed ducklings on our wildlife pond.

Where are the nearest shops, supermarkets and restaurants?

There are local shops in the villages of Nether Kellet and Over Kellet, both within easy walking distance and open daily. Carnforth is just a five-minute drive away and has a Tesco, Booths and Aldi.

Within 15 minutes, you can reach Lancaster or Morecambe, both of which offer a wide range of restaurants, shops and supermarkets. As an Owner at Hawthorns, you’ll also have access to our exclusive Where to Eat directory, featuring some of the best local dining options, from traditional fish and chips to Michelin-starred restaurants.

There are also a number of regular Farmers’ Markets nearby, including one in neighbouring Nether Kellet.

Where is the nearest bus stop?

Park entrance, for Lancaster or Carnforth. Connections to Kirkby Lonsdale and the Lake District from Lancaster bus station.

What public transport links are nearby?

Hawthorns Park is well connected by road, rail and ferry. The nearest railway stations are Carnforth (approximately 2.5 miles away) and Lancaster (approximately 7 miles away), with Lancaster providing direct services on the West Coast Main Line.

A local taxi service operates from the nearby village of Nether Kellet, just 0.4 miles from the park.

For those looking to travel further afield, Heysham Ferry Port is just a 20-minute drive away (approximately 10.5 miles), offering regular ferry services to the Isle of Man.

How far is Hawthorns from the Lake District?

Hawthorns Park is 25 mins by car to Bowness-on-Windermere.

How far is Hawthorns from Lancaster and Morecambe?

Around 15 minutes by car to both locations. 

What local attractions or points of interest are nearby?

Nearby attractions include: RSPB Leighton Moss, Anside & Silverdal AONB, Lancaster Castle, Leighton Hall, Carnforth train station (Brief Encounter film), Morecambe promenade, Greenlands Farm Village, Lakeland Wildlife Oasis, Capernwray Diving Centre and both the Yorkshire Dales and Lake District national park.

Are there countryside walks directly from the park?

Yes, there are many countryside walks from the park, for all fitness levels.
