This page sets out what owning a holiday home at Hawthorns costs and how the park is run: the site fee and what it covers, the other charges, the season, the licence, the park rules and what happens when you sell. 2026 site fees

The annual site fee (also called the pitch fee) for 2026 is:

Both figures include VAT, business rates, water, sewerage and the maintenance of the park’s grounds. Fees are set once a year and published on this page and in writing to every owner before the season begins.

Other charges

There are no other charges for being on the park.

Season

The park is open for ten months of the year, from the first weekend of March to early January. Your holiday home is yours to use as often as you like during the season. The park closes for the remaining weeks for maintenance and because holiday parks are licensed for holiday use, not residential use.

A holiday home, not a house

Hawthorns is a holiday park. Your caravan cannot be your main residence and you cannot live here permanently.

Contract and licence

Every purchase comes with two documents: a sales contract for the holiday home, and a written licence agreement for its pitch, both in plain terms. A new holiday home bought from Hawthorns comes with a 12-year licence. On a pre-owned home the licence term depends on the age of the home. You will see both documents before you commit, not after.

Who can use your holiday home

Owners, their family and their friends. Hawthorns is an owners-only park: there is no hire fleet, no subletting, no holiday lettings and no residential use.

Pets

Well-behaved dogs are welcome, up to two per holiday home, on a fixed lead on the park. Breeds listed under the Dangerous Dogs Act are not allowed, and visitors’ dogs are not permitted.

Selling on

When the time comes to move on, Hawthorns has the first option to buy your holiday home at a fair market price. If we do not buy it, you can take it off the park and sell it privately. To help you judge the price, we will put you in touch with independent trade contacts for a valuation.

What is included in the price of a holiday home

The price of a new home includes delivery, siting on its pitch, connection to gas, electricity, water and drainage, painted timber skirting, a pebbled surround, and a TV aerial and connection. Most plots on the Original Park already have a limestone patio, and most pre-owned homes on The Glade or Bowland View already have decking; where a plot does not have one, we quote it separately before you decide. Pre-owned homes are sold on their plot, fully installed and ready to use.

Every home is green

Every holiday home at Hawthorns, new and pre-owned, has a green exterior. It is a park rule, and it is the reason the park sits quietly in its setting rather than standing out from it: the homes blend into the trees and the views towards the fells, and the whole park feels calmer for it. It did not happen by accident; it has taken the best part of twenty years to get every single home on the park green. New homes are ordered in green from the manufacturer, and a home brought onto the park must be green too.

Bringing your own holiday home

You can bring a holiday home you already own onto the park, subject to inspection, a suitable plot and a green exterior. There is a fee of £10,000 to bring it on, plus the cost of siting and connecting it, typically around £5,000. Details are on our owner referral and bring-your-own page.

Insurance

Every holiday home on the park must be insured. You can use our recommended insurer or arrange your own. Either way the policy must be new-for-old and include public liability cover, and we review each schedule to check that the cover is adequate.

Finance

We do not sell finance products. Most of our owners buy outright; if you need to borrow, your own bank or a specialist lender can help, and we are happy to provide anything they need from us.

Connectivity

Complimentary Wi-Fi across the park, delivered from full-fibre broadband to the park and distributed by Wi-Fi points; a dedicated receiver kit is available for homes that are further from a point.

Facilities

Putting green, wildlife pond, woodland walks, a library, and a village shop, pub and bus stop within walking distance. No clubhouse, no entertainment programme, no children’s playground: the park is geared to adults, but grandchildren are very welcome.
